Stamp duty and registration charges in Vapi (Gujarat), 2026
Vapi is in Gujarat, so a home, plot or shop bought here pays Gujarat's stamp duty and registration fee. Both are charged on the higher of the price you agree and the government Jantri value of the property.
The rates
| Who pays | Rate | Notes |
|---|---|---|
| Stamp duty, all buyers | 4.9% | 3.5% basic duty plus a 1.4% surcharge |
| Registration fee, men or joint buyers | 1% | |
| Registration fee, woman buying alone | Nil | The full 1% is waived when the property is in a woman's sole name |
Example: a ₹40,00,000 home
| Buyer | Stamp duty | Registration | Total to pay |
|---|---|---|---|
| Man, or a joint purchase | ₹1,96,000 | ₹40,000 | ₹2,36,000 |
| Woman buying alone | ₹1,96,000 | ₹0 | ₹1,96,000 |
If the government value is higher than ₹40,00,000, the same rates apply to that higher value. When the price is ₹50 lakh or more, the buyer also deducts 1% TDS from the payment to the seller.
Good to know
A few websites say women pay 3.9% duty in Gujarat. The other sources we checked say women pay the same 4.9%, so budget 4.9% and confirm the figure in the GARVI calculator for your deed.
Stamp duty and the fee are paid online through the state's GARVI system before the deed is registered at the Sub-Registrar's office.
